LA County is NOT an easy market to get started in, and a move to a more typical housing market could be a good option at this stage in your investing journey.

If i had to start my investing journey again, i would start with 2 to 4 unit multifamilies. 

If you have the money to fix up now before the refinance then I think it would make the most sense to flip now and take all your money out later when you refinance the entirely renovated duplex.I wish you the best on your real estate journey!
