When to execute exit strategy

Last January(2022) I purchased my first Duplex, I have been using the past several months to flip the current unit I live in and have a long-term tenant in the other unit (7 years). Should I flip her unit after mine or go ahead and get a re-appraisal and refinance to move to the next property, or option 3 (unknown)? 

Additional details, once I proceed to the next property, I would expect around a 7.58% CoC return (due to her unit not being flipped - once hers is flipped it would increase to ~14.38%) from the current property.
