From what I understand, you can't buy a tent under a bridge for $50k in Southern California.

You are clearly smart, by thinking, planning, and asking GREAT questions here.I am originally from Southern California, living in Scottsdale area now, and the majority of my investments are in other states.

My first thought is your bid is probably about 1/3 what that would cost in coastal Southern California.  

My daughter & SIL and grand babies are down in that area now, so we could potentially invest in the southern Burbs to help them start creating their own RE portfolio, too.I would greatly appreciate any referrals you may have in STL.
