A seller who agrees to sell is much less likely to come back on you if they agree to sell at a bargin price, Buyers are totally different, they are still there with the property, still in the area and if they realize they were taken by a smooth talking pitch guy cheating them, they are 3Xs (IMO) more likely to kick up dirt.

After you've been in the market for awhile you can probably start sliding into more of a GC or Project Manager type role if you're hiring hand to mouth GC's who let's face it aren't really GC's they are more like day laborers or handyman types.

I have been looking at a lot of the for sale houses and based on using a 40% occupancy rate which seems to be the lowest end as the market according to what I have read and what is posted on airdna.co like suggested by @Michael Greenberg suggest closer to 60% on a single family home would be at the very least a break even if you take into account a few major issues, if the year goes smoothly it should be profitable, I have run actual numbers but not to bore you with those from what I have seen on the vrbo side it should be positive.
