I'm watching unemployment to predict the next pivot...Without a pivot there is no real estate mkt.Historically speaking, rates are increased to fight inflations, higher rates slow economic growth, slower economic growth leads to higher unemployment, higher unemployment leads to more loan defaults on autos/housing/credits cards etc.

I used to rent to medical students all the time when they did rotations in Miami and I never had any vacancies.

You'll see that you basically get to deduct medical expenses (very few have enough medical expenses to be deductible), State & local taxes, mortgage interest & gifts to charity. 

Or do you use them pretty liberally, and have found it's worth it, in that premiums increase much slower than the amount you save by filing claims?

The argument against it is that children don’t get preferred rates on insurance because they don’t have as much medical history.

@Joel Owens For commercial, I do a lot of medical office sales/leasing and retail sales.

As an assisted living arrangement, I would expect there are professional contracts in place with medical and technician providers for the benefit of the residents.

I suppose I could A) Try to revamp the property (although I don't want to invest a lot of capital), B) Sell it, C) Switch to LTR or mid term rental (Furnished Finders - traveling medical professionals).All suggestions and insight are appreciated! 

I think the best areas for a MTR are near a hospital for travel nurses, or near a university for students, even near the action of downtown for musicians and travelers.That being said, the Nations is a pocket of Nashville on the West Side that I think is perfect for that due to proximity to lots of hospitals and medical facilities as well as some universities.
