Off-Market deals in Nashville

To the BP Community, 

I wanted to start a thread about Nashville.  Not only am I proud to call this city my home, but also wanted to bring attention to this market and get some outside opinions.  From what I've seen, Nashville still has a very low supply and is growing very rapidly, which in turn, has made the surrounding cities like Madison, La Vergne, and Hendersonville great for affordable flips.  Coming into Q2, this is the best time to acquire a deal and get to work to have it on the market over the late spring or summer.

Have you flipped property in Nashville or do you own any rentals here?  If you're out of state, why Nashville?  Just curious to get the BP Community's thoughts on the area.
