As the pros on BP say do your own estimate of expenses (including lawn mowing, snow removal), insurance, rent loss from vacancy before jumping in to make sure the returns meet your needs.

As long as they acted reasonably to avoid the premature move out and they effectively communicated that to the owner within a reasonable amount of time, and then subsequently took reasonable steps to mitigate the loss and days of vacancy...that may just be a part of being a property owner.

You're going to take a loss, no doubt about it, but I don't see why a reasonable tenant wouldn't be willing to pay you 50-75 cents on the dollar for something he's going to have to purchase anyhow.

(we had to hire a welder in rural PA near the NY border - about 350 miles from home as the rear of the home was about 2 inches from the ground because of i-beam integrity loss!)
