It had a big pool with lots of pretty girls.....walking distance to the Old Town area.I think if you pick the right place, you can do year 'round in Phoenix.....

I'd also strongly consider still going North with your investment, Flagstaff is much more stable than you'd think and you will get steady year round traffic.

During the past few years we saw a sharp deviation from our normal seasonality, where demand was strong year-round in most sub-markets (especially in the suburbs like Lakewood where everyone moved to, with the exception being the inner-city core that had weaker demand, condos, densely populated areas which were less popular during covid, etc.).

Basic outline from what I've been able to read is they round up your purchases to the nearest dollar and then whenever that round up number gets to $5 they deposit that into your "investment portfolio" and over time that grows.

Personally I'm still not ready to venture into English Ave or Vine City, but I know investors who are buying vacant homes and just sitting on them and waiting (property tax bills are not even a rounding error for them).
