Regardless of how you decide to compute return on investment, at your marginal tax bracket, a net tax loss for your rental activity does not reduce your total tax liability (remember tax losses are carried forward, and, do not offset your other taxable income.).  

Welcome to BP @Ashish Mehta  Don't worry about when the market will roll, remember in RE you make money when you buy so as long as the numbers make sense and there is cash flow on real estate rent numbers than you will be fine.

Glocks are really nice, but the are a little heavy for conceal carry,  just remember the best handgun is the one you will be actually carrying, if it is too heavy that you leave it at home, then it won't help when you need it.
