June and July vacant for 2 months. they start looking in August. other tenants downstair/upstair complained loud music dancing around holiday season. the biggest headache was the bathroom. the drain backed up and my contractor found like hair ball down the drain.

I've since sold all my long-term rentals so I could relax and stop being stressed out by tenants.

This has been one of the most relaxing Sundays in a long time!

Ask my friends how often I get in touch with them and they'll say "Maybe during the holidays."

For special events like graduation, valentine's day, government holidays, and special fests you will always be occupied so you should know this so you can raise your rates. 

Even with all of the research we do there still is the angel and devil on each shoulder (animal house reference - showing my age) telling us everything is okay when its not and the other side, you did the research just relax.

@Dawn Anastasi, do you offer gift cards on holidays, lease signings or just randomly?

what about tax benefits of keeping it as a holiday home...seem as though we won't qualify for tax deductions if it's rented but do on a second home.Any advice would be appreciated..

I found out today city hall was closed today and the recording said no inspections scheduled today due to the holiday.
