I found the house, comped the house, have already had contractors quote the few jobs necessary and will be employing my 16 year old son to do things like pressure washing and painting with me. 

Don't put too much pressure on this one.

You already feel you were pressured once to make a decision, don't compounded by letting yourself be pressured again. 

It is close enough that I could go see a property if I wanted to but it is far enough away that it forces me to depend on others without putting too much pressure on myself .

I didn't have the pressure of finding a buyer right away.

I think it is a mix of finally realizing how much more they lose if goes to trustee sale, along with the massive pressure of the government to do pre-foreclosure workouts.

Our property is rural property that is currently in a county island but will be annexed into the city in the next few years due to pressure from the state to increase efficiency of these isolated county islands.  

I want something to teach me what to do when the manual states "call a professional HVAC technician" Most of my (condensing) furnace service calls end up being fixed by replacing a pressure switch, thermostat,  or controls board. 

He works for a big painting outfit and has painted the apartment beautifully, pressure washed the house and takes very good care of it.Takes care of most minor issues on his own.

I have but a lot of focus and pressure on myself to accomplish this goal.
