Again, I've been posting in this thread to point out that STR investors who are relying on Airbnb/VRBO/etc for bookings (which is most, but not everyone) has inserted themselves into the hospitality industry, which has major players calling the shots. 

Get out of your comfort zone and start talking to the players in the game, create meaningful relationships that provide mutual value. 

It has taken some time to get the right players in place, however, once we got the formula right, we are moving forward with our plans.

I'm excited to be starting out with an opportunity to learn through house hacking my brother's 3bd/2ba house that is currently sitting empty.

I did flips before and worked with contractors individually but this project is a total mess and a good learning so I am excited but nervous to find the right people for the job. 

On really huge properties sometimes bridge lending is available for an additional 10%, but we're talking about institutional players here that have significant liquidity and holdings to cover any issues.

Well I did get a cancellation because the baseball team players were told by their coach not to travel out of state.
