Hello,      i've been playing around at getting into real estate investing for a few years now. and done thinking about it. i'm going to take the plunge!

The tangible property cap v. expense doens't come into play yet. 

Second, generally people who play in commercial understand what the value of their asset is pretty well so the chance that you have created any value for either party is unfortunately relatively slim.

What do y'all think would be the smartest play with this type of money?

I am looking to connect with other Real Estate Agents who have drive and motivation like myself to get together in person or via Skype, face time, zoom, phone etc. to practice scripts, role play, objection handling and talk about other items such as marketing, campaigns, drip programs.

Never play favorites with tenants and keep rules consistent to protect you in the long run but also have a heart and compassion when needed. 

My lender said they have remote available too.I also have a buyer for my house set to close in early April, that deal is out of option period and past inspection/appraisal as well.Is anyone else in Texas in a similar situation that has gotten any info on how this all might play out here?

So I refuse to dive in until I have the systems lined out in a scale-able fashion, so I won't run myself and my wife into the ground as I have before.I'm the overly creative half, and she's the one who crushes it with systems in place.I've studied and understand most strategies, terminology, and how they work together as much as I can without getting in there and playing with them myself.We're almost to that launch point, and I'm getting excited...

A portion of students rely on financial aid to pay the rent, and if they're not in school they may not be receiving those funds.Yes, Colleges are closing now but the question was about 2008.We'll see how it plays out with student aid. 

In general I agree with the consensus that it's still too early to definitively understand or predict what the buying opportunities will be as these events play out.
