We've seen seller financing come back in a big way, and I think it will continue as debt continues to be challenging.Syndication, raising capital for less experienced operators, and those who have challenging deals, will be more difficult in this part of the cycle.What tools/strategies are you using to close deals today?

Most lenders will typically lend up to 75-80% of the initial purchase price and 100% of the rehab if you are considered a first time investor.

Yeah that is the tough part, this deal is in a market I haven't been in before.

I used rental arbitrage to scale from $10k in my pocket to nine arbitrage properties in less than 2 1/2 years and then used that cash flow and profit to hire a full time operations manager, build a STR property management business with a partner and work with investors to purchase properties out of state..  

This means to focus your time in the areas that have the greatest value & impact such as how to scale your portfolio vs working in the weeds on things like property management, repairs, rent collection, etc. 

All three are great services, very similar in what they do and all seem to add more services all the time.
