What would you do if you had a chance to start over, multi family duplex, single family home, commercial shop, etc?

I am looking at homes online on a daily basis, but right now I have zero'd in on a few zip codes that I believe that 1% of rent to purchase price is pretty attainable (but I'd like to approach 1.1% or more if possible). 

I have been reading the reviews online as well which I should have done first and foremost but didn't.

Any tips, tricks, comments, or suggestions would be most appreciated.....feel free to connect with me as well.
