I understand this could depend on your area and target clientele, but would love to hear opinions from those valuable BP members who have a history of experience in this field.

I tried sending some messages, talking to some folks on here but building trust is something that takes time and sometimes (not most BPers) are guarded people and don't really want to take someone under their wing thinking that later they may compete, at least that is the feeling I have gotten from some people in the field who fail to give any specifics and dance around questions.

Presently in the field I'm in I always need to find what motivates people in order to reach a mutually satisfactory agreement.  

Please give any advice you have in field.

They are an IRA custodian.I would caution that the provision of self directed IRA plans is a relatively small field, and business model/quality of service/experience should take higher consideration than location in your selection of a vendor.

Right now I'm trying to build from the ground up, building my seller and buyers list as well as gaining any experience I can in the field seems to be where I'm steering myself.So any words of knowledge, tips, pitfalls, people i should meet, anything is helpful!

I really like working with investors for numerous reasons.

my farthest is  7 miles, but in one direction. kind of like a baseball field. i will not go much further than that.there are tons of people on here that do out of state investing, i would be scared to death to do it unless i have a great friend or a family member there.

What would you suggest doing for a very safe, pretty predictable, plug-and-play kind of investment in the field of real estate?
