Do these laws only apply to owner occupied pre-foreclosures, or would they also apply to NON owner occupied preforeclosure SFH, Multifamily, commercial, mixed use, vacant land, etc?

Assuming you are using a different servicer,  The seller will notify the servicer of the sale and they will generate the goodbye letter and send it to your new servicer for approval.

I have an opportunity to help my sister who just received a letter that her house will be going to Sherriff's Sale.

But i send him registered letters with legal threats and it seems to be working.

If not, an attorney in your area should have a skip tracer for you to serve the family with a cease and desist letter.

I think if you underwrite a little higher vacancy cost and maybe a little more difficult to re-sell as most people prefer more of a mix.

New Britain has lots more properties, is a larger city, super highway convenient, but with neighborhoods which are mixed between good and bad, and the lines are really hard to tell.
