A mentor of mine and myself have been doing well in this area renting out to military families.

We are located on the gulf coast which draws our tourism and we are surrounded by multiple military bases which supports the long term rentals. 

I personally house hacked in the military and know a close friend that did too. 

These guys are profiting by helping pose a threat to our military men and women, using  Americans pension funds to finance our greatest adversary.  

Have evaluated a few deals there and wondering how that figure shapes up in a military area.

I wld not do option B, too much leverage, especially w possiblity o f new pandemics and lockdowns...if you get more rentals consider military tenants or Section 8 so you get paid during a pandemic... esp. the military, Section 8 if you're doing low end properties.... possibly a combo of A and B only abt 2 more properties, keep 100k + liquid, in the bank money mkts..

I'm moving to charleston in October as a military member and I'm looking to buy multiplex 2 to 4 units while renting one and living in another.

A mess is a mess and it won't be the first or last time.. that's why you document move in conditions and photo move out conditions.. and get a good security deposit.You say he's in the military,, check other posts about military tenants, you'll see that if you contact his commander he'll be pressured to pay for damages.. not sure but worth a check. 

I currently own a handful of rentals all over the country from being in the military.
