Startup Jacksonville BRRRR

Hi all,

My spouse and I (AD military and Civilian, currently stationed in the U.K.) are eagerly ready to begin our real estate endeavours this year, we are on target w/ our saving goal to make a 20% down payment by mid-year. We are strongly considering Jacksonville, FL as our starting location, and will be looking to purchase anywhere between $65k-$80k.

However, we have been doing tons of research and are solid on using the BRRR strategy. Since we are currently in "analysis paralysis" phase of things and was wondering if anyone can spare some guidance/advice on the things we need maybe add to our checklist for starting up, closing and securing tenants for our first of hopefully many properties.
