I've seen conflicting information on when/whether these costs are deductible — most, including Pub. 536, seem to apply to the *purchase* of a rental property, and resources that deal with sales have focused heavily on either straight-up sales with capital gains taxes or on 1031 exchanges with deferred gains.

If you lose your job, get into a financial problem that your bank learn about, bank will cut you off your HELOC lifeline in a snap and you will not have anything left to recover as all your money will be stuck into your home principal.

I've learned that it's a specialized type of line voltage thermostat, not compatible with regular low voltage Furnace/AC systems.

I was in IT for 42 years :)Perhaps in 5 or 10 years that might be the case, but I don't see it at this moment or the immediate future and am not aware of any products yet.Zillow has the resources and the need.
