There are no short sale "laws", but the addendum will specify who can purchase the home, and to sign and violate would be fraud.

When my hvac gets serviced, the hvac guys does all that and by physical receipt I mean they actually leave a receipt of the service date, and the next expected one by the hvac company.

I am looking for a home inspection company in the DMV that guarantees their work.  

Additionally if 25% or more of your transactions are your own deals, most e&o companies wont insure you at all.

Joel has some valid points but, if you start talking about foreclosure rescue, you might want to check with the laws of your state regarding licensure requirements as a foreclosure consultant.

A little back story on our company is that we are a real estate investment company and we are currently working with several VC's to secure funding.

I would prefer a brand new or newer home as I would be managing it from Miami and rather not use a management company.
