@Noemi Contreras-Woods,Bob is right - if your SD IRA invests in a property or anything else, you personally cannot benefit from it directly, only the IRA may benefit.It works like this...When your IRA or 401(k) is with a brokerage such as Fidelity, Charles Schwab, etc., you typically can only have those funds be invested in what the brokerage offers.

I also have a contact @ Mars bank, who happens to be an investor and on BP, he's been great help.As for utilities , if the reo clearly states as-is and or no utilities will be turned on, then it's up to you, and your inspection is purely for your benefit.

I heard Bill Murray's group is building a development near downtown Charleston using containers, a high rent area, which may be the sweet spot for this product, vs the country where folks can buy a brick ranch home for $50,000.One advantage I see is stack-ability: if you can get around 3-5 units high, that could offer nice benefits on tough/tight sites.
