I don't know everything yet exactly but off the bat I know the inside of both units needs to be painted and and both unit need new flooring.

So, I am leaning towards having the seller take care of this, however I think given the cost it might be a deal breaker.Another thing is that there a few small piles of Vermiculite in the attic, the rest is on the floor of the attic but does have wooden boards over it.  

Or motor oil on the living room floor. 

I have floor to ceiling windows in my bedroom and recently discovered that my carpet was damp near the window after a storm.

I am purchasing a multi family in Carroll County closing in 3 weeks. 1st floor tenant was sent a certified letter to move out of property.

An identical floor plan & SF, 2 BR condo can vary $50k where I live depending on the upgrades (original or upgraded kitchen, baths, floors?)

Howdy everybody, just signed up to learn more about real estate after getting a recommendation from a fellow hardwood flooring professional located on the east coast.  

The layout was really odd and I dismissed it because the flow of the floor plan was awful. 

From what we understand the top floor has maple floors in good condition under the carpet in the 4 bedrooms.  

Running comps this way doesn't take into account updated kitchen and bathrooms, finishes such as hardwood floors/granite counter tops/stainless steel appliances or amenities such as pools and fireplaces, etc.The best way to get a comp is to look at what recently sold within a 1-2 mile radius of the property you're looking at.
