But if you want to wholesale the property to another investor, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

As far as comps go, you can pool your list of properties and have your VA(s) compile data for you, and transfer it into a form that you can easily analyze.

But again, condo's sell on "comps" and apartments ( i know you listed a 3 unit in your example but regardless) typically trade at what they make.

I am new to real estate as well And I just read the Ultimates Beginners Guide and love it because it listed all the different options and ways to invest in real estate and gave me a good overview of the industry. 

Or does this seem to be a way to build wealth as long as you actually can construct a list of cash buyers to be partners with who know the Market and everyone walks away from the deal happy.
