I was refinancing a mixed-use property and I reach out to every local bank and credit union within an hour drive of the property and I found one that offered 25 year, fully amortizing fixed loans on commercial property which was not offer by all of the others.

Yea lesson learned. 2nd property is a three story mixed use space, first floor commercial, and 2nd and 3rd floor apartments.

Very theoretically, if you dig out the tile , and you find a local potter with a kiln who's willing to experiment with mixing up terracotta slips, you might be able to fix a deep scratch or make a crack line go away, but it will be extortionately expensive.
