On extensive remodels we have come in way under that number.  

I have been doing extensive networking, and am very excited to meet so many intelligent and interesting people.  

I would much prefer someone locally but in my extensive search, I did not find anyone that could offer what I was looking for.

Looking at it, it needs pretty extensive rehab, but don't know if the AC, furnace, electrical wiring, plumbing, roof, breaker box, etc. need repairs or replacement.

The longer it takes the more extension risk enters the picture from rates moving up.  

I work extensively with both local and out of state investors in the Concord/Manchester market.  

Some points:Re-writing the lease: Since it's the same tenants, I recommend an addendum/extension.

I have extensive experience in the construction industry.

So I see real estate as just an extension of that plus or minus a few things.I have worked in building rehab (2yrs), mainly schools and prisons designing HVAC/Plumbing/Electrical.My Goal in Real Estate is secure my retirement when that comes.

However I have also found attorneys with extensive knowledge of title and liens and great understanding and anticipation of how various scenarios may play out.
