Don't accept existing tenants without seeing the past 20 months cashed checks as soooo many took covid claims not to pay and you will have the cost of evicting them.

Aside from verification of existing license status in the state of operation, what other means do you advise a GC be vetted before signing a contract for work? 

We are closing a deal in Dayton, Ohio in 2 weeks and contractually are obligated to allow the existing tenants to continue occupancy for at least 60 days. 

Ideally you also took photos before they moved in to avoid them claiming the damage was pre-existing. 

You don't own the land, you didn't install the asphalt, it is a PUBLIC right-of-way. 

I familiar with the process but how would it differ from a regular BRRR on an existing property?
