IF ANYONE has been through this and can PLEASE tell me who to call or what to use to get these files to a format that I can manipulate into a Word or Excel file I would be extremely grateful and I don't mind giving up some of these names if you want in on this arena.HELP PLEASE!

So far I have found Rentastic (program) (vs QuickBooks) to track or using excel but have not found a good explanation on the topic for taxesI found the DIY landlord on Youtube that explains schedule E and the categories.

Partly because in times like these (or any market really) seller concessions can be an excellent tool for improving buyer conditions, but also because when I write offers inclusive of a concession I'd like the Realtor's on the receiving end to know how to present them to their sellers effectively. 

If you take this rout, you better off with a small local bank providing you have an excellent FICO score and good DTI ratio.
