@Kelvin FunesBergen county is a great area to raise a family, hard area for first time buyers for various reasons - the stock of multi families are limited....they rarely come on the market....and when they do they sell quickly often before hitting MLS.

Also, if they use net income, you have to prove solvency (take basically a quick ratio or measure of current assets to current liabilities).

The fire didn't start in my unit, but it quickly was uncontrolled due to high winds coming off the mountains that day, taking out 51 townhouses before they got the fire under control.

If you are willing to speak to a smaller commercial/portfolio lender you might have the opportunity to do so, but it is still pretty rare.I am assuming you are looking to scale quickly or have a deal that you don't have funds for that is a good buy?

If you're estimating $30K in repairs, don't quickly assume you can price it as-is for $160K minus $30K, because to an investor it will have to sell for much less, and to someone who plans to live there it will also have to sell for much less.

If you have not closed yet, then obviously you can't file for eviction.If the seller has not got the tenant to sign this new lease yet, tell him quickly to not do it.
