We fought for this for several reasons: 1. tourism is our main economy 2. there are an incredible amount of dilapidated homes that could be renovated and made beautiful if the investment return justified it (which STR in a beach town could) and 3.this is a family-friendly, lower-cost and now COVID friendly way to travel. 

Insurance has gone up a lot and costs of repairs, etc. 

I have been trying to gather as much information as possible and make sure that I don't make any costly mistakes right off the bat.

Does anyone have a recommendation for a company + an idea of ballpark cost I should look for, for a 1500 sq foot, 3 bedroom single-level house to do HEPA vac + wet wipe?

More importantly, are you gonna up your game and start using the Classifieds to make your pitch there big dawg?

Once you depreciate a property one way, I don't think you can make changes once the ball is rolling ... especially if you cost seg and bonus depreciate.

I think they need to put more skin in the game.  

I'd like to charge a per use fee to at least help recover the cost of repairs each year or buy new machines.

I need them to babysit my kids while I continue doing my rental property, like buying and looking at cost to rehab and other stuff.

Both of them are by the bedroom and this new one I just completed a master bedroom build added on to the back of the house with a private entrance for myself so I’m currently renting out the other 3 beds.Which cost me thousands more than I expected due to contractors not performing like I had expected etc etc.
