Side note: Investing in occupied property that's in bad shape/bad neighborhoods/has very low rents is not for the faint of heart.

In my personal opinion, I think you are being way too lenient when it comes to him paying rent..I would never take the downpayment as rent because 100% of the time, you will never recoup that money..then you're stuck with repairs out of your pocket when they decide to skip out of the lease..It seems like you're being professional when it comes to your renewal policies etc, but in this business, you gotta have a cold heart sometimes and put your foot down.
