I've pulled some county listings, I'm considering getting an agentpro24/7 membership (I know the data isn't necessarily up to date), I have my sellers letter ready to go, but I'm not sure the best way to build up my buyer base.

Unfortunately, Jefferson county doesn't report beds/baths/sqFT so you can't use that to narrow down.In addition to the Absentee, good deals can also be found by contacting Seniors with Long Time Ownership.

You can contact your local escrow company that you will be using and ask them if they have a document they can share with you that they like to use
