@Justin Tylus I know from my clients in Raleigh that the permit office is running slower than normal.

I would recommend going over your different options with a financial advisor or an experienced investor before you start buying assets (and some loan officers may be helpful, but they're trying to sell you loans, so there's a conflict of interest there to be aware of.)

I have a tab for each property.I keep a word doc for vendors with a table of contents with links to headings such a plumber, hvac etc.I get recommendations from my large local RE club whether I askednor someone else asked I keep this contact info for future reference.I have no need to pay for a service when I can easily and quickly manage with systems I have built using Microsoft office that I already have.Tenants pay rent via deposit, ACH Zelle or PayPal.

We will not allow them full access to any of our computers, smart phones, office and so on.

The open dining room and living room also include an upgraded office nook w/ matching quartz desktop.

I spoke with an escrow officer this weekend, and I think that the best way to go about this would be to lay out the specifics in the loan doc, and not worry about doing a deed of trust between them and myself.

I converted a Restaurant/bar/banquet center into a multi-tenant office building.  

Most officers avoid enforcing anything like that because it is murky. 

There are a couple of podcasts that talk about LLC's in particular, even one by an attorney on the Rookie podcast recently - listen to that.2) Find a mortgage officer and a realtor that are both familiar with VA loans and also with investors.
