Most people on this board are fairly ambitious but mostly reasonable, they are going to take a low risk and long term approach towards wealth building.

If you think there is lead paint, I'd cover it up with vinyl or hardy board which is more durable. 

If the buyer asks about a shooting, then you wouldn't lie about it, but I haven't seen anything on the GA Board of Realtors approved seller's disclosure form that asks, "have there been any shooting incidents on the property?"
