Does this personal carry a lot of influence in the REI community?

It's all about how you want to do your bookkeeping,, carry over the balance every month, and continue to send past due balance notes on the outstanding late rent fee or write it off.  

But you can apply the principles of getting creative to anything you buy.Try and find an owner carry and get creative.Sky is the limit to creativity.

If an investor carries a cash value policy he is covered as far as paying of the mortgage, if it's a severe damage situation but not total loss, then we need cash reserves to pay the deductible.

I get carried away with wanting to have these features and systems etc... when experience will tell you most of the story.

I also carry a umbrella policy on top of myself for a few hundred dollars a year for extra protection.

-Partner with people you trust who can carry some of that analysis burden with you.

keep the court date but see if they would be open to cash for keys if they move on or before the 31st make sure you understand the process and the proper way to carry it out if they agree 

I also had a single POC that I could relay my concerns/expectations through and know they'd be carried out.
