@Caroline Hedin@Cameron Skinner@Matthew Kreitzer@Dax Desai @Chris Allenundefined @Jim AdrianundefinedGreat news, I got my floor plans yesterday the architect I was talking about on my post came through on his word this time, he apologized but did not tell us why he kept pushing the date, he also gave us an invoice which says that if the city rejects the plans he the architect will fix what needs to be fixed with out extra charge. 

I make an extra effort to make sure the renters know that rent is DUE on the first, LATE on the second and late fees apply after the third. 

I work full time so Im really just looking to learn and hopefully make some extra cash.

My mother is an agent in SB; she enjoys working with investors a lot, she also knows construction fairly well, and really goes the extra mile. 

I use 0.6% of replacement value for my annual premium estimates on SFHs and it hasn't burned me yet.  

They had burned cabinet doors in the fireplace to stay warm.

Please chime in with any advice you have that might help me save (or make) and extra few bucks along the way. 

In the past when I did videos, I used Youtube and had to edit the videos myself so it was a few hours extra worth of work.

Burned out bulbs are ordinary wear and tear, but 2/3 is excessive and it is ordinary to replace them, which your tenant should have done.

thank you for the insight Dan at this point I am looking into different ways to get funding so once I do that and then have some extra for contingency I will be ready to get my feet wet!
