I'm about to begin my journey as a commercial real estate developer by constructing a 20,000sqft building in Georgia.What do I need to know about analyzing sites, pricing development, planning build out, getting tenants, etc. as I get into commercial real estate development?

I'm leaning towards selling before I need to dump a bunch of money into the property, but I'm second guessing myself because I'm sitting at a 3.25% interest rate and cash flowing close to $1,000/month before reserves. 

Happy to chat about BRRRRs with you but I would also suggest looking into house hacking as well.

I have also looked into small apartments 4-10 units, but found they have an even harder time to cash flow with current rates.  

Being in a commercial shop right out of school means you'll be thrown into an environment that offers a lot of upwards growth & mobility.

Not even bad for a conventional loan honestly, especially for DSCR.I would look into portfolio loans before jumping into DSCR. 

I’ve learned over the years that’s it’s best to get the most thorough inspector who is the doom of gloom as opposed to the inspector I had on my first deal where “nothing was wrong” and then once we got into the cosmetic rehab there was $50,000 worth of serious repairs needed.

If you do not have the time to do that and just want to get into a home, that's ok too.It's a lot of what-if scenarios, so I apologize for the brevity.

We suspect the odor might be cat urine as the owner lets a stray cat into his home.
