Need BP Opinions About Selling or Holding!

Newer investor here, I'm struggling on what to do with my property and figured I'd turn to BP for some opinions.  I've owned a triplex in a C neighborhood for about 3 1/2 years now.  It's my only investment property purchase and it has cash flowed since day 1, not much appreciation though.  It is an older building, early 1900s, and I can foresee some major repairs coming within a few years if not sooner. (Roof, box gutter repair, outdoor concrete stairs/walkway replacement, HVAC replacement).  I'm leaning towards selling before I need to dump a bunch of money into the property, but I'm second guessing myself because I'm sitting at a 3.25% interest rate and cash flowing close to $1,000/month before reserves.  The repair costs will take multiple years to recoup and with the age of the property I'm concerned if it's even worth holding long term or get out while I can before I fall into a money pit and get stuck.  

Purchased for: $173,000

Currently owe: $120,000

Estimated current value: $200-210,000

Rents:  $2,560
