Most cities either take nearly a year to build a proper case against you, or do not bother you if you are not a nuisance (i.e. carefully screening guests).

@Andrew Freed I gave them an Introductory conversation around closing and we seemed to be on the same page except for the surprise spouse that I found out then, which didnt bother me then (actually until he started wanted to be the one in communication without been on lease).

Not saying it’s impossible, but I couldn’t find a single example that didn’t involve fraud, gross negligence, or massive numbers of tenants.This is my first investment, so I’ll likely not bother with an LLC, but I’ll reconsider if the business grows.

These percentages tell you nothing of value, and most of the time will lie to you anyway.Build yourself a financial REI plan, based on a set of specific financial goals (not percentages), ...something that is measurable and means something.Now before someone writes that these percentages are just guidelines, and not actually rules, my answer to that is "why bother with them then".

An analogy being, people might assume a 4 bed house is worth more than a 3 bed house the same size, but they didn't bother looking at the data which reflects that buyers want larger bedrooms, or houses with pools, when buyers have infants and don't want the liability of a pool, etc.Where are you getting your rental data that you are plugging into your software?
