I would also be adding two tank less gas water heaters.One unit is about 1000 square feet, 1 bedroom.One unit is bigger with 3 bedrooms, large kitchen and a living room.My question is with the mini ducts, how are they able to keep bedrooms warm/cool with the doors closed?

Make your property hard to rob and the tenants feel safe by adding in physical security deterrence, lights, fence, ADT sign, a caution sign for a dog, cameras, etc.Hope that helps, good luck!

Using that rule, I'm assuming you can't go bigger than 1-4 unit properties.Only other question is do you have a personal finance plan in place to continue "adding fuel to the fire" i.e. can you add $1K, $2K, $3K a month from your J-O-B's to the $225K RE investment pool?
