Hey everyone! I am a new(ish) investor living and operating out of England right now. I was in the military and bought a house in Fayetteville, NC since I was stationed there-which I now rent out...That was two years ...

If you get specifically low flow showerheads, the cheap <$10 ones at Home Depot, tenants will complain.They'll just switch them out back to "normal" ones- people like strong showers.There are some that use air pressure to make low flow feel stronger.

I guess my question is after you make the 1000 calls, when do you call them back? 

The duplex will still work quite well if I need to pivot back to LTR and even mid term, but as stated before, the property is quite profitable when it was able to be done as STR.I see these challenges as new opportunities to grow and continue to learn and improve my craft.Thank you all,James

Did you end up using them?

I am a 25 year Real Estate agent in SoCal (mostly residential however venturing more into commercial; and getting back into investing in other states as well, which will be my next post) I have tried quite a few lead services and while some may do better in other areas of the country , most seem to a flop in this area, of those tried HouseJet, Reaology, USHud and Realty Bargains( Realty Bargains was the best however they kept sending me mostly investors who's matrix would not pencil in the areas I serve)  I am doing my best to figure out social marketing, my views/impressions are good however that has not turned into transactions as of yet; So I am on the hunt for a 3rd party lead co with quality Seller leads.

We do not want put ourselves at risk of paying off the tax lien and then not getting a clean title or worse yet, having the seller back out on us.I hope that makes sense and I really appreciate any advice.

They go away for a bit, but eventually come back.
