Cracks on walls and floors, water seepage and chipping plaster walls are some of the frequently seen structural problems that can adversely affect the value of your property.

My suggestion to you would be to know your audience.

Tenants leave front doors open frequently. 

Most strategies are going to be difficult to break into if you aren't willing to do it at a distance and you will be frequently relocating.

It's not the mowing I am worried about it is that when you plant grass it has to be watered frequently maytbe even daily especially down here in the Texas heat and i can't see a tenant really caring to do that.

@Edward Curtis, piggybacking on what @Mike Dymski said, one of the complaints we hear frequently with 1031 exchangers is that sellers will attempt to hold them hostage if they have knowledge that they are doing a 1031. 

I think sites like Forbes, CNN Money, etc. take a look at this topic pretty frequently, so the OP isn't the only one thinking about it.  

@Jacob Morris - Hi Jacob, I'd speculate that the reviews stem from taking a largely thankless job- tenants dislike property managers for the most part, owners see them as a necessary evil, and if I was to make a prediction people don't take time to provide great reviews nearly as frequently -  it's to vent and post a complaint.That said if you search Stonehenge reviews you will find 1 star reviews...I have my own client base and operate a branch office of Stonehenge so I'm quite separate from them other than the oversight of their broker...none of their online reviews are my client base. :)I qualify at the end of this month to apply for my broker's license so I will be on my own soon enough.
