After reading, watching many video and gaining a ton of point of views on investing, I came across this question....Can I legally enter into a "subject to" agreement with the owner while they have a property up for sale as a short sale or anytime during the foreclosure process?

I can't tell you how many I bought at the court house steps that would wave that worthless paper at me.I felt really bad for them.. the AG's put all those dirt bags out of business and from my point of view then went over board...

I list it and explain to the inquiries that the home is not ready to view yet and explain the renovations you'll be making - people LOVE fresh paint and new carpet.

I am new to real estate, but from pure business point of view: option 1 gives you a bit better %, but you giving up more cash that you might use for next deal.
