2 Financing Options - OPINIONS WANTED

I've been offered seller financing for a property in my area. The owner gave me 2 options for the terms and I'm interested in other viewpoints on which one is a better deal. Here are the terms:

Option 1:

20% down, 30 year amortization, 2.5% interest, 7 year loan

Option 2:

13.5% down, 30 year amortization, 3.0% interest, 8 year loan
