Also they have a drawback or two: 1) they don't work under 18 degrees (which I assume it reaches in Colorado :-) and you'll need to install a separate 50A circuit with  electric strip assist...2) they don't really warm the interior air the way many people prefer, they blow out cool-feeling air instead of hot air like a typical FAU system.

@John Woodrich I was advised by a tenant advocate attorney to have a short grace period. 

the state is very strong advocate for new housing (in my view too strong and negatively affects quality of life).

And yes, Tim is right, it would really tick off any judge and blow any case you did have.Doing so is not even clever, it's outright lying and should be as clear as the nose on someone's face.

It makes no sense for people to do this when most of the advocates don't even understand math.

Finding an investment property over to rent out has such a higher barrier of entry, its mind blowing lol.

I refuse to be the type of person that blows it all.

It reminds me most of visiting Boulder in 2015 and saying to myself, 'This place is going to blow up...'
