The last several years we have had appreciation, in many markets this has been slowing down.For the people looking at larger deals - it will be about remaining conservative as you have but also making sure you test your numbers.

Was told we "passed" the lender's test: 730 Credit scores, plenty of $ for DP and reserves, years fo experience as RE Broker and PM, plus 2 rental properties and hx of BRRR. 2 weeks later, " the lender feels you do not have enough recent flip experience" and terms are up t 20% DP plus 4, not 2, points.

@Jerry Brecko most likely the seller not wanting to extend means the offer from someone else he's planning to accept is equally as strong as yours, if not a better offer.

After having the contract signed, I’d put it up on the MLS and market it there for full value and only accept cash offers with a non-refundable deposit; instead of selling it off market to another investor who will give me nowhere near full value.

It has been a few days since we submitted the offer and are approaching the deadline we also put in on the offer.Does anyone know if they sometimes take a few days to get back (most likely waiting for other offers) or if they simply do wish to accept our offer or if there actually is other offers.

I am looking at a four plex that I currently have an accepted offer on at $160,000; 40,000 down with the balance carried for 17 years at 5% no balloon.
