I was phoning a commercial broker who deals with West Side properties, and the CAP was disturbingly low at 2-3% average.

I have a rehab on Shopton Rd West that has a ton of traffic everyday.

@Bo Qosja  that's all well and good but attornies do NOT DO CLOSINGS on the WEST COAST  title and escrow companies do.. and at a fraction of what an attorney would charge.there are attorney closing states and title and escrow states.. you use what is appropriate in your state..

With the GVSU expansion and the GR Forward initiative you should been keep your eyes on the neighborhoods west of 131.

Also I wonder about buying in a subdivision with multiple landlords on the same street and if that turns into a wild west scenario.

I live in Mississauga ON - just west of the large city of Toronto ON.
