I will be refinancing over the next couple of months now that I have the equity I need and will get rid of my PMI which will help boost my cash flow.

I take a different angle when I dont think someone will close...I just get rid of them as a client, either by telling them I dont think we are a good fit, or I just stop sending them properties and hope they dont contact me.Also if you are looking 5 hours away, housing stock conditions could be drastically different than what you are use to.

Some times the property is owned by inheritors who don't have a clue about RE and just want to get rid of it with as little hassle as possible.

We always want him gone because he is the ring leader on allowing "trash" in the park and letting other users have more than 1 RV site for the cost of 1.The owner is on my side since i plan to keep it nice and he is just trying to get rid of it help pay some bills. 

The way I thought about financing my next home was REFI my current mortgage (@3.65% now) get rid of PMI and use the equity I have built up, about 12k as a down payment and do FHA again. 

Sounds like a good tenant to me, not the sort that I would take steps to get rid of.

I don't mind the moles and not worried about the grass, but don't know if I am required to get rid of them.  

Definitely get rid of the pmi, and refi.

Good luck, cleaning out the trash and getting rid of the rodent problem is the first great step in getting it gone.  

Cost me about three grand and was peanuts compared to what it was worth to the rest of the tenants to have her gone.It was a personal challenge to get rid of her and a well worth while experience.
