Another thing to check when running your numbers is the POTENTIAL taxes on the property.

I have read that it can be a chore to get through the rigamarole, especially around the revenue stuff. 3 and 4 plexs are supposed to be hard, but I haven't checked so run it down.

Having your LLC name attached to the plans does provide some protection, but it's wise to check with legal counsel to understand the full extent of that protection.
