I completely agree that it is important to get involved with all kinds of motivated sellers.

Getting caught buying an investment property with FHA and not living in it likely involves an FBI investigation and a felony for mortgage fraud.I'm in a similar scenario as you and would be happy to share any of my findings on the topic or send you a few comprehensive reads.

Real Estate investing has always been a passion of mine, but I never took the courage to get involved with it.

My view is that in order to really make this work, there is a minimum fixed cost of involvement (in terms of time and education) but it scales well, so it's efficient to do this in scale.However, in doing that analysis, it's hard to project what profitable deals will look like if interest rates are materially higher than they are today.

Hopefully we can get to a solution that works for all parties involved and land a winning deal.

Also as of right now I would be using it to fund fix n flips and hopefully buy n hold but I can't seem to figure out how to structure them to protect all parties involved...I am also wandering about sec rules and how they apply to any of this.

I am thrilled to be involved in real estate investing and to hopefully meet others with the same interests.

While there a lot of ways to get into real estate investing from a transaction standpoint, and I'm sure you'll get a lot of advise in these forums, there are also ways to get involved with real estate that don't necessarily involve buying something.
